Getting a home loan can be easy. A big part of the process is having the right documents. Most lenders need the same paperwork.

Bringing these documents to your meeting helps. It can make your loan application faster.

This is a general list. You may not need every item. We can help you find the ones you need.

Your Personal ID

Please bring these documents.

  • Your current Passport or Birth Certificate.
  • Your Driver’s Licence.
  • If your name has changed, please bring your Marriage Certificate.

Other helpful documents are:

  • A Medicare card.
  • A Credit card or Debit card.
  • A Council Rates Notice.
  • A Pensioner Concession card.
  • Your Tertiary Student ID card.

Your Income Details

We need to see how much you earn.

  • Your two most recent payslips.
  • Your most recent Group Certificate.

If you are self-employed:

  • Your last two years of personal tax returns.
  • Your last two years of business tax returns.

Other Income

You may have other income. Please bring proof for these:

  • Rental income from properties you own.
  • Share dividends or interest you have earned.
  • A Centrelink letter for any benefits you get.
  • A letter for any private pensions.
  • Any other regular income.

What You Own and What You Owe

We need to see your savings history.

  • Statements for the last six months. This shows your savings and investments.
  • Statements for the last six months for any credit cards.
  • If you own other properties, we need details on those loans.
  • A copy of the Contract of Sale for the property you are buying.

For Refinancing Your Home Loan

We need to see details about your current loan.

  • Your current loan documents.
  • Statements for the last six months on your current home loan.
  • Your most recent Council Rates Notice.
  • Your building insurance policy.

For First Home Buyers

You may need these extra documents:

  • A statement for your First Home Saver Account.
  • Statements for the last six months. This shows your savings history.
  • If a family member is giving you money, you will need a special form. It is called a Statutory Declaration.

For Property Investors

If you already have an investment property:

  • Proof of rental income.
  • A copy of the tenancy lease.
  • A Council Rates Notice.
  • A letter from a property manager showing the likely rent for the new property.

For Construction Loans

If you are building a home, you will need to provide these:

  • A copy of a fixed price tender from your builder.
  • A copy of your Council-approved building plans.
